Commercial Development & Investment Team Solicitor - Birmingham - Job Description
Main Purpose of Job:
To advise property developers on high value, high profile property development projects for industrial, retail and mixed use.
Main Duties and Responsibilities:
Advising on acquisition (including site assembly), disposal, preletting and lease of freehold and leasehold, registered and unregistered land, including specifically:
taking instructions from and exploring with the client, his agent or any relevant third parties the legal and non-legal objectives of the transaction
liaising throughout with the client, his agents or any relevant third parties
drafting and negotiating conditional and unconditional agreements for sale/lease/surrender
drafting and negotiating leases, surrenders, underleases, transfers, assignments, certificates of title, side letters, options and deeds of variation
conducting pre-contract and pre-completion searches
raising and replying to pre-contract preliminary and additional enquiries
investigating and deducing title and drafting reports on title
advising on indemnity issues and insurance cover for defective title and negotiating policy terms with insurers
exchanging contracts.
Key Skills and Experiences:
Demonstrable experience of handling a commercial property focused caseload at a firm which has a strong reputation for commercial property work.
Experience of drafting and negotiating commercial leases, licences and other related documentation under partner supervision.
An understanding of the principles behind investment property transactions.
Experience of running basic property transactions with minimal supervision.
Some experience of building relationships with both new and existing clients.
Experience of assisting partners and associates with a broad range of marketing and profile raising initiatives.
Some experience of assisting other team members with writing technical articles and the presentation of seminars and other briefing sessions.
A basic understanding of the commercial issues impacting on a clients business.

Recent Highlights:
We acted for Atlantic Hotels on the £700 million purchase of 37 Thistle-branded hotels.
We handled the £100 million development of the new Coventry Arena including a 32,000-seat stadium for Coventry City Football Club.
We are advising on a £100 million redevelopment in Coventry city centre for Deeley Properties/Oakmoor Estates.
We are advising Matthew Boulton College on its new 180,000 square foot college site, the first of the new wave of major projects in Birmingham's Eastside.
We are advising Astral Development on raising over £400 million of new development finance with US-based Apollo Real Estate, as well as a UK limited liability partnership with a Jersey based private investment vehicle.
For Castlemore, we advised on the development and letting of Gallions Reach in Beckton and the Castlepoint Shopping Centre in Bournemouth.
Also for Frontier Estates/Opus Land, we acted on the purchase, part leaseback and funding of the old TRW HQ in Shirley for over £42 million.
We acted for Global Switch in connection with the multi-million Euro pre-letting of over 170,000 suqare feet at its data centre facilities in Amsterdam, Frankfurt, London, Madrid and Singapore to AT&T, BP, IBM, Microsoft and Shell.
We are advising Marks & Spencer on the redevelopment of its historic Baker Street HQ, the transformation of its flagship Marble Arch store and the development of a new HQ at White City.
For ProLogis, we acted on the property aspects of its £190 million UK property portfolio sale to Standard Life.
We advised Rosemound Developments on its acquisition of the remaining landholding at Daventry International Rail Freight Terminal (DIRFT) from Severn Trent Property.
For St Modwen, we handled the purchase and leaseback of MG Rover's Longbridge plant for £42.5 million. We were also instructed on the acquisition of 600 acres of former steel works at Llanwern.
