Residential Conveyancer , Northamptonshire

Outstanding opportunity here for a qualified solicitor , legal executive or licensed conveyancer.

The firm is recognised nationally and has a strong reputation locally - Anglia / East Midlands region for their service levels for residential conveyancing.

You will need to be able to:
* Manage a caseload and provide legal advice to clients on Purchase, Sales, Transfer of Equity, Shared Ownership, New Build and Re-mortgage matters
* Work within a Team and mentor and develop others
* Work independently and unsupervised
* Assist the Management Team, as and when required
* Communicate and provide excellent Customer Service
* Business Development - Build Relationships with external and internal partnerships to maximise potential business opportunities
* Manage a small team (X2 legal assistants and 1 Conveyancer)
* Assist and organise the team to ensure company targets are met
* Work independently prioritising work and meeting deadlines
* Support with the implementation and promotion of policies and procedures

Main Responsibilities
* To head a team of one Conveyancer and two Legal Assistants managing a caseload of a 120-150 files, to include, Freehold, Leasehold, New Build, Unregistered and Shared Ownership unsupervised
* Deal with incoming/outgoing post and emails
* Distribute work within the team
* Monitor output of work allocated to other team members , reviewing progress and targets
* Deal with ID requirements, source of funds, gifted deposits, conflict checks and risk assessments in line with Regulatory and Company Policies
* Issuing contracts and redemption of charges on completion
* Confidently be able to check and report to clients on contract documentation, mortgage offers and searches
* Work in harmony with other Solicitors to effectively discuss and resolve outstanding issues to ensure a satisfactory resolution is reached and to avoid any unnecessary delays
* Deal with the exchange and completion process
* To effectively be able to resolve technical issues, such as Deeds of Variation, Lease Extensions
* Prepare accurate Financial Statements
* Work to maintain Service Level Agreements agreed with work providers and those set out by the Company
* Monitor and achieve monthly exchange/completion targets
* Provide weekly updates to Estate Agents and manage and drive a monthly prediction exchange list
* Actively communicate via telephone/email/post with Clients, Agents, Solicitors and any other third parties
* Provide ongoing support and mentoring to the team

Essential Requirements

* Legal qualification : Solicitor/CILEX/Licenced Conveyancer; and/or
Residential conveyancing experience
* Excellent problem solving skills
* Coach and Mentor others
* Experience in dealing with Leasehold/New Build/Shared Ownership matters
* Run a caseload and perform a full range of tasks unsupervised
* Assist and organise the team to ensure company targets are met
* Maintain and Build relationships with Client and Estate Agent Branches
* Excellent communication skills both written and oral

The Job Description covers plots, as occasionally there could be a new build or a sale where the seller goes on to buy a new build. As a Senior Conveyancer coming in, the expectation would be that you would have experience in all types of residential conveyancing matters.
