Property Development / Land Acquisition Solicitor is sought for an in-house role in South East Greater London. This is an exciting and rare opportunity for a site / land acquisition and development solicitor to join an industry leading company in the South-East.
Property company seeks experienced Property Development / Land Acquisition Solicitor (Senior Associate/Partner level or equivalent in house) to provide advice, assistance and support in connection with multi-million pound land, acquisition and development matters. This is an ideal opportunity for real estate / property solicitors with high level experience of site acquisition and development work.
This is a highly autonomous role with significant responsibility, and the Property Development / Land Acquisition Solicitor is integral to the ongoing success of the company. The main scope of the role is to receive instructions related to land acquisition and development matters, and to carry out, or supervise the carrying out of, those instructions. This includes working with the relevant divisional land, technical and planning teams to support their objectives in acquiring, securing planning on, and developing land.
Dealing with the acquisition of sites for development will include: supervision of junior colleagues assisting with the same; taking instructions directly from company divisions and key stakeholders; and completing all necessary legal agreements on commercially acceptable terms.
The Role
- Acquisition of sites for development whilst ensuring that Divisional targets for land acquisition and strategic land targets are met in accordance with Group policy.
- To be responsible for managing their unit, overseeing and coordinating the work of the solicitors and staff allocated to work with them.
- Undertaking (or supervising) during or after the site acquisition process any ancillary matters which need to be completed including the negotiation of variations to existing agreements, for example s106 extensions and option extensions.
- To gather information to enable preparation of monthly progress reports.
- To assist with the engagement and management of any external solicitors appointed to provide legal services to the relevant Divisions
The development matters you will be involved with will include, but not be limited to:
- Affordable Housing Sales on a turnkey/golden brick basis;
- Joint Venture Agreements;
- Legal Charges;
- Post completion work;
- Management Agreements and Transfers;
- Site Title Due Diligence
- Site set ups;
- Section 106 Planning Agreements;
- Section 38 Highways Act Agreements;
- Section 278 Highways Act Agreements;
- Completion of Advance Payment Code, Section 220 Bonds;
- Section 104 Water Industries Act Agreements;
- Transfer of Public Open Space;
- Transfer or Lease of Electricity Sub-stations;
- Transfer or Lease of Gas Governor Stations;
- Transfer or Lease of Pump Stations;
- The grant of Deeds of Easement to Statutory Utilities in respect of those agreements referred to above; and
- The grant of any Deeds of Easement to Statutory Utilities for the provision of services.
The Lawyer
Individuals applying for the post of In-house Property Development Solicitor must possess existing experience handling complex and high-value site acquisition and development projects. You will likely be Senior Associate or Partner level, and you will ideally have some existing in-house experience, albeit this is preferred rather than essential. A hands-on approach and a commercial, straight talking and down to earth style is key.
