Job Title: Licensed Conveyancer / Residential Property Solicitor
Location, Chelmsford, Essex
Salary: £45,000
Established law firm based in Chelmsford are looking for an experienced residential property conveyancer (solicitor / legal executive / licensed conveyancer or even a very experienced property paralegal) to take over an existing client base and manage a couple of junior paralegals within the team. It is essential that you are confident in managing large caseloads and assistants at different levels of experience. The role will be varied but a selection of responsibilities include:
· Overall responsibility of designated sites from instruction to completion;
· Taking instructions from clients;
· Raising client enquiries with solicitors for developers;
· Ensuring Help to Buy requirements are met;
· Carrying out OS2 and Bankruptcy searches and ensuring these remain in date;
· Issuing contracts and dealing with any related sale or part exchange enquiries;
· Exchanging contracts and completing the transaction;
· Dealing with all financial aspects of a transaction; including checking and signing off proof of funds;
· Carrying out and checking pre-contract searches by checking whether the property is affected by local authority proposals, leases, easements or covenants, mortgages, land tax, susceptibility to flooding or subsidence, or liability for unsound building structures and repairs;
· Preparing transfer and mortgage deeds;
· Dealing with associated transactions e.g. PX files, sale files and Remortgages;
· Drafting associated documents from the beginning, such as trust deeds and deed of variation.
