Working as part of the In-House Conveyancing Department to assist several regional offices with resolving legal issues that arise on completed developments to help ensure that firstly the company can exit the development promptly after completion of the plot disposals.

Description

· The progression of historic matters and other related transactions on completed developments.

· Day to day conduct of transactional work to include but not limited to:

  • Infrastructure agreements for the adoption of works to closed developments, including Section 278 and 38 agreements,
  • Section 104 and 185 agreements and Section 111 agreements and Highway Dedication Agreements
  • Land Transfers and Deeds of Easement to utility companies
  • Public Open Space Transfers to either the Local Authority or the management company
  • Transfer of other managed areas on developments to management company
  • Sales of minor surplus land
  • Sales of freehold reversions / transfer of freehold reversion to the the management company
  • Lease extensions, Deeds of Covenant, Deeds of Variation and Deeds of Rectification
  • Resolving legal enquiries received from customer services from homeowners and/or their solicitors
  • Reviewing the completed development title to ensure all plot disposals have been registered

· To provide proactive, preventative, and pragmatic legal advice to the business in relation to completed development matters.

· Attendance at meetings as required with the adoption teams in the various regional businesses.

· Reporting on progress to the regional business adoption teams and to the Divisional Legal Manager.

· Providing assistance to the Divisional Legal Manager, the Head of Conveyancing and Group General Counsel and Company Secretary as and when required.

· To support, participate and collaborate on projects and assignments allocated to the in-house legal function from time to time.

· To develop sound working relationships with external solicitors and statutory authorities.

· Liaising with the Co Sec department to assist with handover of residents management companies.

· To develop the Legal Support and provide training to help them achieve their potential and enable progression in their role.

· Attend relevant training courses.

Profile

  • Previous experience in a plot sales environment OR residential conveyancing practice
  • along with a detailed understanding of the residential property environment and having a minimum of three years relevant experience
  • Comprehensive knowledge of the conveyancing processes is essential
  • Experience in handling high volume work and the ability to remain calm and collected
  • Proficiency with Microsoft Word, Outlook and Excel is important.
  • The ability to communicate clearly and effectively at all levels and to analyse complex
  • legal issues quickly and decisively Required
